Energy Performance Certificates (EPCs)
An EPC for a building gives the building an asset rating based on its energy efficiency. EDP can offer homeowners, estate agents, conveyancers, solicitors and property managers EPCs. The energy efficiency rating can be increased by making energy saving improvements to the building.
EPCs are required for the construction, sale or rent of any building.
Display Energy Certificates (DECs)
A DEC gives an indication into how efficiently the building is being operated, taking into account the type of building and the actual energy consumed over a 12 month period.
DECs can only be issued by an Energy Assessor with the relevant qualification and accreditation.
Just a few examples of those affected by the legislation are schools and Universities, central and local Government buildings, NHS trusts and hospitals, police, court and prison buildings, armed forces and MOD property. It is the Government’s intention that shops, offices, restaurants and all other types of buildings accessed by the public will in due course be required to have a DEC. The timetable for this is not clear at present.
