Kitchener Barracks

April 26, 2022

EDP are delighted to be a part of TopHat’s team and be involved with the redevelopment at Kitchener Barracks in Chatham.  The project consists of the conversion of an existing military accommodation site into a number of luxury high end residential blocks.

The development consists of a new block, new homes and the redevelopment/extension of an existing building.  The new block is a 4 story building with a mix of 1 and 2 bed apartments, totaling 96 apartments, as well as 97 new build homes, all being constructed ‘off site’.

‘Off site’ construction is a construction method that includes the planning, design, manufacturing and pre-assembly of all or parts of the build in a location that is different to that of their final destination.  This is designed to improve the efficiency of the build and allow for shorter construction times, which in turn creates reduced construction costs as well having environmental benefits.

As well as the new block that is being constructed, it was important that the site retained its historic military heritage, resulting in the remodelling of an existing 4 story building into 68 residential units.

EDP Environmental are providing the full Mechanical and Electrical design and associated consultancy duties for both the new build block and the redevelopment of the existing 4 storey building.  Some of the systems included within the design are; Mechanical ventilation, domestic hot and cold water, above ground foul drainage, lighting, small power and fire detection and alarms.

Our energy team are also involved, providing Part L Compliance and EPC Production for the entire existing Block D building, this means undertaking SAP Calculations on all apartments and an SBEM Calculation for the communal areas. We have to ensure that all building elements (Floor, Wall, Roof, etc.) are in compliance with Part L1B of the building regulations.  We are also carrying out SBEM calculations on the communal areas of the new build E, F and G blocks.

The project is due for completion in 2023 and we think it is going to be a fantastic development, providing a huge amount of housing for the people of Chatham, keep your eyes peeled for photos as the site develops.
