BARNCOOSE

Description of Project

Barncoose is a mixed use property development in Redruth, Cornwall which is part of a European Development Fund initiative. The project consists of four separate buildings. It was a requirement that each of the buildings be designed to and achieve a BREEAM Rating of Excellent.

Our Role

We worked very closely with the BREEAM Assessor and the Project Team to identify “realistic to achieve” Credits. EDP then carried-out the detailed MEP Design of each building in accordance with the project objectives.

EDP provided the post-construction BREEAM appraisal to the assessor and assisted with the final BREEAM Assessment. All four buildings duly achieved a rating of BREEAM Excellent.

Cornwall’s largest speculative workspace development has been hailed as a tremendous success. It remains the largest speculative employment space to be undertaken in Cornwall and is made up of five offices and hybrid offices and industrial units on a site near to the A30 in Redruth.

Julian German, Cornwall Council Portfolio Holder for Economy and Culture and member of the Convergence Local Management Committee said, “It shows how the ERDF programme can work with the private sector to develop the types of quality investments we are looking for in Cornwall to drive our growth ambitions”.

Interestingly, the majority of the companies who have taken space at Gateway Business Centre are internet-based businesses. Part of the attraction of this site is the access to Superfast Broadband.

The properties consist of a primary structure of steel portal frames wrapped by a highly-insulated timber frame thermal envelope giving this high-tech facility a BREEAM Rating of EXCELLENT.

The £13.5 million Business Centre was supported by more than £6.6 million of ERDF (European Regional Development Fund) Convergence investment.
