Description of Project
The project consisted of the redevelopment of a number of existing farm buildings into a new house and the conversion of the barn, to provide an additional dwelling.

The redevelopment of West Yard Farm resulted in a total transformation of dilapidated derelict farm house buildings and associated barns and out buildings. The farm had in previous centuries reared livestock in the beautiful rolling countryside on the edge of Dartmoor.
The result was an impressive Farm House and a further new dwelling in the Barn Conversion, both of which are luxury upmarket modern homes.
It was an aspiration from the outset that the project would incorporate sustainable and renewable energy technologies. EDP Environmental produced a Low & Zero Carbon (LZC) Technologies Feasibility Report from which cost effective solutions were chosen.
Heating throughout both buildings is provided by a ground source heat pump. The ground loops are the “slinky-type” submerged 1.5 metres deep in trenches in the pasture. Hot Water is provided by Solar Thermal panels and on-site renewable electricity is generated by PV Panels.
By using renewable energy technologies, the CO2 Emissions for the project were reduced from 62 to 35 kgCO2/m2. Smart Home control technology is included that allows the remote operation of building services, security and access control features.
